§80.9 Required Disclosures.
(a) At the time an application for a Mortgage Loan is made to a Mortgage Broker or Loan Officer, the Mortgage Broker or Loan Officer shall provide the Mortgage Applicant with a disclosure describing their relationship, the duties of the Mortgage Broker or Loan Officer to the Mortgage Applicant, and a description of how the Mortgage Broker or Loan Officer will be compensated for his or her services. Such disclosures are to be made using forms promulgated by the Commissioner.
(b) In order to let its consumers know how to file complaints and to inform them of the Mortgage Broker Recovery Fund, Mortgage Brokers and Loan Officers must include the following notice in the disclosure required by subsection (a) above:

Some loan programs offer an appraisal fee credit. Upon your loan closing and funding you would receive a broker credit on your settlement statement for the amount of one appraisal fee that you must have paid for upfront to the appraisal company we have selected. If your loan is denied, cancelled or withdrawn you will not receive an appraisal fee credit.

We offer different things for different loan programs. You need to discuss this with Angelo Christian to see what you will get with each offer and program. If programs change then offers can change too. We don’t give things away for free. We offer package for our clients. We cannot guarantee that we can get you financed. All we can do is try to get the loan done with various lenders we work with. We will do our best to get you the best deal but ultimately the underwriters at the banks make the final call on the terms of your loan. We can’t guarantee that all loans will not a prepayment penalty or will not have PMI. WE will try to get your loan done this way but cannot grantee anything. We can’t guarantee that you will get approved for no money down. We can’t guarantee how fast your loan will close. All we can do is try our best to put in the best financial position ever!
